Roofing in central San Antonio’s older neighborhoods
A lot of central San Antonio was built long before today’s codes, and several neighborhoods are city historic districts. Here is what we plan for when we work in them.
Monte Vista, Tobin Hill, Government Hill and Southtown
These areas include City of San Antonio historic districts, and Southtown takes in recognized historic neighborhoods such as King William and Lavaca. Before changing a roof’s material, color or visible details, check the property’s status in the city’s Office of Historic Preservation portal. Historic review and the building permit can be separate steps, so we keep material descriptions, colors and photos together and use the same scope for review and for the crew. Older homes here often have porch roofs, additions and decorative edges with their own slopes and repair histories; we price those areas separately so you can see what each one needs.
Downtown and Midtown
Downtown commercial and mixed-use roofs need a plan for tenant hours, deliveries, parking, rooftop equipment and protected entrances before any material arrives. In Midtown, many leaks start at transitions: roof-to-wall joints, chimneys, skylights and remodeled sections. We trace water to its source before recommending how much roof to replace.
Near West Side
Homes with additions or enclosed porches often carry roof sections of different ages and slopes. Bring earlier repair invoices and photos of recurring stains, and we’ll show where a targeted repair ties into the existing roof, or explain why replacement makes more sense.
Permits in San Antonio
Re-roof work in the city goes through the City of San Antonio’s re-roof permit application. We confirm the requirements for your address and include permit responsibility in the written estimate. Call (210) 485-1553 to schedule a free inspection.
