Plan a low-slope roof as a complete system
Discuss TPO installation, repair, drainage, and replacement with Ideal Precision Roofing & Exteriors in San Antonio.
TPO roofing for low-slope buildings
TPO, or thermoplastic polyolefin, is a single-ply roofing membrane used on low-slope assemblies. Ideal Precision Roofing & Exteriors offers TPO roof installation and repair in the San Antonio area. The membrane is one part of a system that also includes its support, insulation, attachment, flashing, and drainage.
What matters beyond membrane thickness?
A useful proposal identifies the membrane manufacturer and thickness, insulation and cover board where specified, attachment method, roof-edge details, and how penetrations will be handled. TPO sheets have seams that require proper installation; describing the entire roof as seamless can hide an important part of the work.
A light-colored surface can reflect sunlight, but indoor comfort and energy costs also depend on insulation, the building, equipment, and use. Ask for the selected assembly’s performance information instead of assuming a guaranteed utility saving.
Drainage and rooftop equipment
Low slope does not mean drainage can be ignored. Discuss water collection, drains, scuppers, gutters, and overflow provisions during the assessment. Equipment curbs, pipes, and access routes need details compatible with the roofing system.
For occupied buildings, identify access times, tenant concerns, staging space, and coordination with HVAC or other rooftop contractors. See our commercial roofing services for broader project planning.
Repair or replace an existing TPO roof?
A localized puncture or flashing issue may be repairable when the surrounding membrane remains suitable. Recurring leaks, widespread deterioration, or moisture beneath the surface can require a wider investigation. An inspection should distinguish visible defects from concealed conditions that have not yet been assessed.
Provide any existing manufacturer’s warranty and maintenance history before repairs. The repair materials and procedures must suit the existing system. See roof repair and maintenance for the general assessment process.
What should the estimate identify?
- Roof area, access, and existing assembly.
- Tear-off or recover assumptions and how suitability will be determined.
- Decking and insulation allowances.
- Drainage, edges, seams, and penetration details.
- Equipment coordination, cleanup, and weather scheduling.
- Specific warranty eligibility and ongoing maintenance responsibilities.
Does a TPO roof need maintenance?
Yes. Arrange checks of drainage, debris, visible damage, and areas affected by other trades. Follow the selected manufacturer’s instructions and document work performed on the roof. A maintenance plan should reflect the building’s use and existing warranty.

What long, hot summers do to a flat roof
A low-slope roof takes direct sun for most of the day. National Weather Service normals put the average August high in San Antonio at 96°F, with roughly 122 days a year at 90°F or above (NWS climate normals). A white TPO membrane reflects much of the sunlight a dark roof would absorb, which helps keep the roof surface and the space below it cooler.
Heat also works on everything around the membrane. Sealants dry out, pitch pans pull away from supports, and rooftop units that run hard all summer bring more service visits and foot traffic. Those details deserve the same attention as the open field of the roof.
How TPO is attached, and why it matters
The way the membrane is held down affects wind resistance, cost and how easily the roof can be repaired later. There are three common methods:
- Mechanically attached. Insulation and membrane are fastened through to the deck, with the fasteners and plates hidden under the overlapped seams. It is efficient on steel and wood decks that hold fasteners well.
- Fully adhered. The membrane is bonded with adhesive to a cover board or insulation. It resists wind flutter, gives a smooth finish and suits roofs where fastener penetrations should be kept to a minimum.
- Induction welded. Special plates are fastened over the insulation, the membrane is rolled out over them, and an induction tool heats each plate to bond it to the underside of the sheet. Attachment is spread across the roof instead of only at the seams.
With every method, fastener patterns and adhesive coverage follow the manufacturer’s requirements and the wind design for the building, with tighter attachment at perimeters and corners where uplift is highest. Seams are welded with hot air rather than glued, then probed to confirm a continuous weld.
Signs a TPO roof needs attention
- Seams that have opened or lifted at the edges
- Punctures, cracks or scuffs around HVAC units, hatches and walkways
- Membrane that billows in wind, which can point to lost attachment
- Soft or spongy spots underfoot, often a sign of wet insulation below
- Flashings pulling away from walls, curbs or edge metal
- Ceiling stains inside, even small ones
How we install a TPO roof
- Inspect. We walk the roof, check the deck and existing layers, and look for wet insulation using core cuts or a moisture survey where needed.
- Photograph. You see what we found, including the conditions that drive the scope.
- Written estimate. The proposed system and scope are spelled out in writing before work starts.
- Permit and plan. We pull permits where required and plan staging, material lifts and access around tenants and rooftop equipment.
- Prepare. Existing layers come off as specified, and damaged deck and wet insulation are replaced.
- Install. Insulation, cover board where specified, membrane and flashings go down to the manufacturer’s instructions and local code, and seams are welded and probed.
- Clean up and walk through. We clear debris, sweep the grounds for fasteners and walk the finished roof with you or your property manager.

TPO roofing FAQ
Can TPO be installed over the existing roof?
Sometimes. A recover skips a full tear-off when the existing roof is dry, well attached and not already layered. Building codes do not allow a recover over a roof that is water-soaked or deteriorated, or where two or more roof coverings are already in place. Core cuts or a moisture survey show which areas are dry. Wet insulation left under a new roof loses its insulating value and can corrode fasteners and the deck.
How does a TPO roof hold up to hail?
Hail resistance depends on the whole assembly, not just the membrane. A rigid cover board under the TPO helps resist fractures and crushed insulation, and some manufacturers publish hail ratings for specific tested assemblies. Large hail is a real risk here: the National Weather Service documented hail up to 4.5 inches in the April 12, 2016 storm (NWS event summary). After a storm, we check the membrane, seams, edge metal and rooftop units, and document damage with photos and a written estimate you can share with your insurance company.
Can the building stay open during the project?
In most cases, yes. Tear-off is noisy and the area below the work zone must be kept clear, so staging, entrances and parking are planned with the owner or property manager. Some bonding adhesives have a strong odor, so nearby rooftop air intakes may need to be shut down or protected while they cure. Each day’s work is sealed off before the crew leaves so the interior stays dry overnight.
How long does a TPO project take?
It depends on roof size, whether the old roof comes off, how much wet insulation or deck needs replacing, and the weather. A small roof over a single tenant space may take a few days, while a large building can take several weeks. Your proposal should include an expected schedule and explain how rain days are handled.
