What Terrell Hills roofs deal with
Homes from several eras. The community began in 1919, when a group of six families and three bachelors chose a 24-acre parcel once known as Terrell Farms to build homes outside the city. Frederick Terrell promoted the area as a residential addition in the late 1920s, and his own house on Terrell Road passed the century mark years ago. The population more than doubled in the 1950s, from 2,708 residents in 1950 to 5,572 in 1960.
The result is a mix of Spanish Revival and Mediterranean homes, Colonial Revival houses, mid-century ranches and smaller bungalows. Each ages differently. A tile roof on an older Spanish-style house, long rooflines on a ranch, and decades of past repairs on a bungalow all call for an inspection that checks decking, flashing and ventilation, not just the surface.
Live oaks over the streets. Big live oaks reach across many streets and yards here. They keep houses cooler, but they also scrape shingles, fill gutters and valleys with leaves, and drop limbs in high wind. Trimming branches back from the roof and keeping gutters clear are two of the easiest ways to extend a roof’s life.
Heat. In 2023, San Antonio International Airport set a record for 100-degree days, passing the old mark of 59 set in 2009. Summers like that dry out shingles and sealants and push attic temperatures up, so attic ventilation is worth checking during any roof inspection.
Roofing permits in Terrell Hills
The city has adopted the 2021 editions of the International Residential Code and International Building Code. Building permit applications go through My Government Online at mypermitnow.org, and contractors must register there before submitting a permit. The city warns that once an application is submitted, the applicant is responsible for payment and no refunds are given. Inspections must be requested before 4 p.m., Monday through Friday, to be scheduled for the next business day.
The city’s permits and inspections page directs applicants to the Code of Ordinances to see whether a permit is needed. The city’s earlier construction code exempted only the replacement of less than one quarter of a roof surface, so expect a full reroof to need a permit. Before a reroof or a large repair, call City Hall at (210) 824-7401 to confirm how the current code treats your project. City Hall is at 5100 N. New Braunfels Avenue.
Storm and hail damage in Terrell Hills
On the night of August 28, 2026, straight-line winds swept across San Antonio. A 77 mph gust was measured at San Antonio International Airport, and KSAT’s radar analysis indicated neighboring Alamo Heights could have seen gusts up to 75 mph. The National Weather Service reported widespread tree damage in a corridor from northeast Bexar County through central San Antonio into southwest Bexar County.
Hail is the other threat. On April 12, 2016, the National Weather Service documented a large swath of very large hail just north of downtown San Antonio, with many reports of 2- to 3-inch stones and one as large as 4.5 inches. Damage estimates reached about $1.36 billion.
After a storm, we inspect the roof and document damage with photos and a written estimate you can share with your insurance company. If water is coming in, our emergency roof repair service can help protect the house while you plan the permanent fix.

Frequently asked questions about roofing in Terrell Hills
Do I need a permit to replace my roof?
Plan on it. Permits are applied for through My Government Online, and contractors must register there first. The city points applicants to its Code of Ordinances to decide which work needs a permit, so call City Hall at (210) 824-7401 to confirm before work starts.
How do the big oaks affect my roof?
Overhanging limbs scrape shingles, keep the roof damp and shaded, and fill gutters and valleys with leaves. In high wind they can break and land on the roof. Keeping branches trimmed back and gutters clear helps a roof last.
What does a roof inspection cost?
Nothing. Our roof inspections and estimates are free, and you get a written estimate to keep. Payment plans are available.
Can you help after hail or wind damage?
Yes. We inspect the roof, photograph the damage and give you a written estimate you can share with your insurance company. Texas law makes it illegal for a contractor to waive your deductible or promise to rebate it, so be wary of anyone who offers.
