Metal roofing installation and repair in San Antonio
Ideal Precision Roofing & Exteriors offers metal roofing services for San Antonio homes and commercial properties. Metal roofing includes different panel and shingle systems, so a useful comparison goes beyond color and price per square foot.
Standing seam and exposed-fastener panels
Standing-seam systems generally use concealed attachment along raised panel seams. Exposed-fastener systems attach through the panel surface and require attention to their fasteners and seals. Sheffield Metals’ comparison explains how these approaches differ in cost, design, and upkeep. Referencing this manufacturer guidance does not imply a specific product partnership.
The right panel profile must suit the roof slope, building, and installation requirements. Ask which system is being quoted and why it is appropriate, particularly at valleys, transitions, and penetrations.
Compare the complete assembly
- Metal type, thickness, panel profile, finish, and color.
- Roof slope, support, underlayment, and attachment details.
- Flashing at walls, chimneys, valleys, and roof edges.
- Compatibility with gutters, rooftop equipment, and accessories.
- Product-specific wind, fire, and impact information where relevant.
Performance classifications apply to tested products or assemblies. Metal can still sustain storm damage, and cosmetic denting is different from a leak. Ask your insurer about any policy treatment or discount rather than assuming one.
What affects a metal roof estimate?
Roof complexity, access, tear-off, substrate repairs, trim, and material choice all affect the price. A complex roof with many transitions involves more detailing than a simple roof of the same area. Confirm how hidden damage and changes to the scope will be documented.

Maintenance and existing metal roof repairs
Provide the system name and past repair history when requesting service. Drainage, debris, fasteners, penetrations, and visible finish damage deserve attention according to the product’s maintenance guidance. Avoid assuming that any metal roof is maintenance-free or will last a guaranteed number of years.
Recurring leaks may need flashing assessment as well as panel repairs. Warranty terms should identify the coverage for the product, finish, and installation separately, including exclusions and maintenance requirements.

How metal roofing handles heat and hail
San Antonio’s normal August high is 96°F, and the city averages about 122 days a year at 90°F or higher, according to National Weather Service normals. Metal panels expand in that heat and contract as they cool at night. Many standing seam systems use clips that let panels move. Exposed-fastener panels are screwed through the face, so the screws and their rubber washers absorb the movement, which is why worn washers and loose screws are common on older exposed-fastener roofs.
For hail, many metal panels carry a UL 2218 Class 4 rating, the highest impact class. The test checks whether a panel cracks or splits open when struck by a 2-inch steel ball, so a Class 4 panel can still dent. Texas insurers may offer a discount for Class 4 roofing, and each insurer sets its own discount. Some policies also treat cosmetic dents differently from damage that lets water in, so ask your agent how your policy handles metal before you choose.
Reading a metal roofing spec sheet
- Gauge: a lower number means thicker steel. Residential standing seam is commonly 24 or 26 gauge, while exposed-fastener panels are often 26 or 29 gauge. Thicker panels resist dents better and show less oil canning, the waviness sometimes visible in the flat areas of a panel.
- Metallic coating: most steel panels are protected by a Galvalume (aluminum-zinc) or galvanized (zinc) coating under the paint. That coating is what keeps the steel from rusting.
- Paint system: PVDF finishes, often sold under names such as Kynar 500, hold color and resist chalking longer than SMP (silicone-modified polyester) finishes, which cost less. Ask which finish the quoted panel uses and what its paint warranty covers.
- Color and reflectance: lighter colors and cool pigments reflect more sunlight. The Cool Roof Rating Council publishes tested solar reflectance and thermal emittance values for many metal roofing colors.
Installation details that matter
- Slope: the International Residential Code allows standing seam panels down to a 1/4:12 pitch, but lapped exposed-fastener panels need at least 3:12 unless the laps are sealed. Manufacturers may require more. Low-slope porches and additions are where this matters most.
- Underlayment: metal panels get hot, and many manufacturers call for a high-temperature underlayment beneath them.
- Compatible metals: copper and lead can corrode Galvalume and galvanized steel, including through runoff from copper above. Flashing, fasteners and pipe boots should be compatible with the panel.
- Closures and trim: foam or metal closures at the eaves and ridge help keep out wind-driven rain, insects and birds.
- Metal shavings: filings left on painted panels rust and stain the finish, so cutting debris has to be swept off as the work progresses.
- Over or off: building code does not allow a new roof over one that is water-soaked, deteriorated or already has two layers. Even when a recover is allowed, a tear-off lets the decking be inspected and repaired first.
How we install a metal roof
- Inspect the roof and attic, measure, and photograph existing conditions.
- Provide a written estimate that names the panel profile, gauge, finish, underlayment and trim.
- Pull a permit where the city requires one.
- Remove old roofing if needed, and repair or replace damaged decking.
- Install underlayment, flashing, panels and trim to the manufacturer’s instructions and local code.
- Clean up, including a magnetic sweep for screws and shavings, and do a final walkthrough with you.
Metal roofs generally take longer to install than shingles because panels and trim are cut and fitted piece by piece. Timing depends on roof size, complexity, weather and material lead times, and we’ll go over the expected schedule with your estimate.

Metal roofing FAQ
Is a metal roof louder in the rain?
Over solid decking with underlayment and an insulated attic, rain on a metal roof usually sounds much like rain on other roofing. The loud drumming people remember comes from panels fastened over open framing, as on barns and carports.
Does a metal roof attract lightning?
No. The National Weather Service notes that height, pointed shape and isolation control where lightning strikes, and that the presence of metal makes no difference.
Will a metal roof keep my house cooler?
A light or cool-pigment finish reflects more sunlight than a dark one, which can reduce the heat moving into the attic. How much you notice inside depends on insulation, attic ventilation and any ductwork in the attic, so it’s worth looking at the whole roof and attic together, not just the panel color.
Do I need HOA approval for a metal roof?
Often, yes. Many associations review roofing material and color before work starts, so check your deed restrictions early. A written estimate that lists the panel profile and color name makes the application easier.
