Kirby is a small city of about 8,100 people on FM 78, set inside San Antonio between Fort Sam Houston and Randolph. It started as a railroad stop, earned the nickname “Hobo Capital of Texas,” and grew into a mostly residential city. Ideal Precision Roofing & Exteriors is a San Antonio based, veteran-owned roofing company in business since 2000, and our Gulfdale Street office is about 8 miles from Kirby.

We repair, replace and inspect roofs on homes and small commercial buildings throughout the city. You get a free roof inspection, photos of what we find and a written estimate, so you can make a decision with the facts in front of you. We are a GAF President’s Club award winner.

What Kirby roofs deal with

The city’s homes tell the story of its growth. In the 1950s, families connected to Randolph began settling here. The city incorporated in 1955, a drought that started in 1957 pushed farmers to sell land for housing, Kirby Manor was built in the 1950s and 1960s, and the population climbed from about 680 in 1965 to more than 8,300 by 1990. Most houses here have decades of Texas summers behind them.

On a house that age, a roof problem is rarely just about shingles. We check the decking for rot or soft spots, look at flashing around chimneys, walls and vents, and inspect the fascia and soffit, where years of overflowing gutters can leave wood rotted and open to pests. If the house has had several roofs, we also look at how the last one was installed, because a new roof is only as good as what sits under it.

Heat takes a steady toll. National Weather Service normals for San Antonio put the average August high at 96°F, with about 122 days a year at 90°F or hotter. A hot, poorly vented attic shortens shingle life and raises cooling bills, so venting is worth reviewing whenever you replace the roof.

When replacement does make sense, we walk you through asphalt shingle and metal options and explain the trade-offs in cost, lifespan and appearance, so the new roof suits both the house and your budget. If money is the sticking point, ask about our payment plans.

Roof permits in Kirby

Building permits are handled at City Hall, 112 Bauman Street. The city’s online building permit application includes roofing as a permit type and asks for the contractor’s license and surety bond. Its paper application is explicit: submitting an application does not mean you can begin work, and if work starts without a permit, an investigation fee is assessed. Separate permits are required for other trades.

The city adopts the International Codes published by the International Code Council. You can find the application on the city’s building inspections permit page, and City Hall at (210) 661-3198 can confirm what your project needs. If your street has deed restrictions, check them before changing roof materials or colors.

Storm and hail damage

On Friday night, September 11, 2026, the National Weather Service placed a severe thunderstorm near Kirby and Converse at 10:10 p.m., moving southwest at 15 mph with 60 mph gusts and hail. The city was inside the warning area. The largest hail reports that night came from Converse, several miles to the northeast, where stones up to 2.5 inches broke car windows and windshields.

The warning also called for wind damage to roofs, siding and trees. Strong gusts can break the seal on shingle tabs along ridges and roof edges even when nothing blows off, which leaves those shingles loose for the next storm.

After a storm like that, look for dented gutters and vents, cracked or missing shingles, granules at the downspouts and new ceiling stains. We will inspect your roof for free and document any damage with photos and a written estimate you can share with your insurance company. If a storm or falling limb opens up the roof, call us for emergency roof repair.
